ATTICA /A single-storey residence shaped by landscape, horizon, and spatial clarity

Set on a unique beachfront site with direct access to the sea, the project unfolds as a single-storey residence conceived as a clear yet measured architectural gesture. The landscape—defined by its powerful, almost 360-degree views over the horizon—becomes the primary driver of the design, shaping both spatial organization and formal expression.

CONCEPT & LAYOUT

The owner’s ambition was to create a home that felt both magnificent and refined, iconic yet restrained. In response, the architectural composition is structured around a plan inspired by the Greek letter Π (Pi), a configuration that allows for a clear distinction between the main residence and the guest house. The two volumes are positioned in close proximity, maintaining visual continuity while remaining physically independent, ensuring privacy and autonomy for both inhabitants and guests.

PROGRAM

The functional program is articulated with clarity and hierarchy. The main house accommodates a master bedroom, a secondary support bedroom, a laundry area, and a generous open-plan living space integrating the kitchen and lounge. This central living area opens directly onto the terrace and pool, reinforcing the seamless continuity between interior and exterior life.The guest house comprises three bedrooms, each equipped with its own private bathroom, ensuring comfort and autonomy for guests.

MATERIALITY

One of the defining architectural features of the project lies in the treatment of the building corners. Rather than sharp edges, the volumes are shaped with curved transitions that soften the geometry and allow the architecture to embrace the surrounding views. This continuous curvature enhances the perception of the sea from within, creating fluid visual connections and reinforcing the sense of openness throughout the interior spaces.

FORM & GEOMETRY

Materiality plays a fundamental role in grounding the architecture within its context. The exterior is predominantly clad in a warm-toned stone, selected to echo the colors of the surrounding terrain and to visually anchor the building to the land. This material continuity allows the architecture to merge seamlessly with its environment. In contrast, the central volume is finished in a white plaster, a direct reference to the traditional Greek architectural language, creating a balanced dialogue between contemporary design and vernacular memory.

TERRACE & ARRIVAL

A central element of the project is the expansive panoramic terrace, conceived not as a secondary outdoor space but as a true extension of the domestic realm. Designed to be fully inhabitable throughout the day, it offers an uninterrupted relationship with the sea and the surrounding landscape. Given its importance, the access to the terrace is intentionally emphasized: the staircase becomes a key architectural element, monumental in scale and clearly visible within the composition. Approaching the site from the rear, one is immediately confronted with this stone stairway, clad in the same material as the building itself, ascending toward the terrace like a symbolic path—an architectural ascent toward the sky and the infinite horizon.

INTERIOR EXPERIENCE

The dialogue with the sea continues within the interior spaces, where views are carefully orchestrated to remain present at all times. Yet, at the point of entry, the experience is deliberately controlled. Here, an architectural frame defines the threshold, capturing the sea as a composed image and transforming the first encounter with the landscape into a moment of contemplation.

POOL & HORIZON

Extending from this elevated plane, a large swimming pool becomes the unifying horizontal element of the entire architectural composition. Positioned along the principal façade, the pool visually merges with the sea beyond, establishing a continuous dialogue between built form and natural horizon. More than a leisure feature, it acts as a reflective surface that amplifies light and reinforces the perception of openness. Its linear geometry strengthens the clarity of the plan while physically and visually connecting the various parts of the main residence.

ROOF & EXPERIENCE

Above the main volume, a rooftop jacuzzi has been introduced as an elevated contemplative platform. From this privileged position, one can admire an almost 360-degree panorama of sea and landscape. More intimate than the main pool, the jacuzzi offers a secluded retreat, transforming the roof into an additional experiential layer of the house—an observatory suspended between land, water, and sky.

DISTRIBUTION + SPATIAL SEQUENCE

Upon entering the house, the view unfolds in a linear sequence, allowing the sea to be perceived both directly ahead and laterally, without interruption. In addition to the main residence, the project includes a small beach house located closer to the shoreline. Modest in scale, this structure serves as a kitchen and communal space for the guest house, allowing visitors to enjoy complete independence from the main dwelling while maintaining a strong connection to the sea. Adjacent to this volume, a circular plunge pool has been designed as a sheltered and intimate water element. Its embracing geometry softens the outdoor space and creates a distinct relaxation zone for guests. By distributing areas of leisure across the site, the design avoids concentrating activity in a single location, thereby enhancing privacy for the main residence while offering diverse spatial experiences.
